Are there additional searches required if I am buying a unit/townhouse?Yes. We will need to request a Certificate from the Body Corporate in regard to payment of Body Corporate Levies. Do I/we have to attend your office?Not necessarily. Your contract can be sent to us and then we will send out information as required. Do you charge extra when extensions are sought/granted?No, we do not charge for such extensions. When do you require payment?We require payment for searches as soon as possible after the contract is signed. We do not require payment of our professional costs until the date of settlement. Stamp Duty is required to be paid one month after the contract becomes unconditional, we usually accept payment of stamp duty on the day of settlement as long as payment is by bank cheque or cash. Why are the Search Fees different?Local Government authorities have different fees for their searches, our total costs will vary from shire council to shire council. Will you check the contract before I/we sign?Yes, just fax, email or deliver the unsigned contract and we will advise you of the terms of the contract or lack thereof. We do recommend that a solicitor peruse the contract before it is signed.
